How the Estimatics iOS app turns a LiDAR room scan into a 2D floor plan and a 3D model — with walls, doors, windows, and openings you can measure and scope.

Floor Plans & 3D Models from LiDAR

On supported iPhones and iPads, the Estimatics app uses the built-in LiDAR scanner (Apple RoomPlan) to capture interior geometry — turning a walk-through of a room into a structured floor plan and a 3D model, in seconds.

This is the companion to LiDAR 3D Scanning with RoomPlan in the Capture guides; here we focus on the geometry you get out of it.


What a scan produces

  • A 2D floor plan of the scanned space (exportable as a PNG image).
  • A 3D model of the room (USDZ).
  • Structured elements: walls, doors, windows, openings, floors, and detected objects.
  • Rooms broken into sections where that helps organize the space.

Rooms, sections, and openings

The scan doesn't just give you a shape — it identifies the building elements inside it and attributes doors, windows, and openings to the right walls and sections. That structure is what lets Estimatics derive usable quantities (see Measurements & Derived Quantities) instead of leaving you with a picture you still have to measure by hand.

Exporting

Floor plans export as PNG for inclusion in reports and records. (Estimatics does not currently export interior geometry as DXF.)

Getting a good scan

  • Move slowly and keep the whole surface in view — walls, corners, and openings.
  • Scan the full room; gaps in the walk-through become gaps in the plan.
  • Good lighting helps RoomPlan resolve edges and openings.

Where it goes next

Interior geometry feeds room dimensions and quantities into your estimate, and can be included in a Geometry report. Always confirm derived numbers against the space before scoping from them.
